Rent Increase for NCCH Tenants

NCCH Tenants

Currently, North Coast Community Homes (NCCH) has 182 properties, of which 127 are rental housing. The rent paid by tenants is used to support the maintenance of these units.

North Coast Community Homes (NCCH) strives to keep rents affordable. A study undertaken in 2006 determined that NCCH was facing a structural gap between rental income and the actual costs of maintenance. As a result of this study, NCCH has instituted a rent increase which will go into effect on a person by person basis as leases come up for renewal in Cuyahoga and Lake Counties beginning in 2006 and continuing throughout 2007. Notices were sent to these tenants, as well as their families and guardians, explaining the necessity for this increase.

The research study also indicated that the costs of maintenance for NCCH were lower than those of other similar housing corporations in Ohio. Approximately 83% of NCCH’s revenue is spent directly on programming.

Four foundations donated generously in support of the NCCH Rental Program in 2006:

In 2007, The Harry K. and Emma R. Fox Charitable Foundation has given $7,500 and the David and Inez Myers Foundation has given $2,500 in support of the NCCH rental program.

This support is deeply appreciated as it helps keep our tenant rents as low as possible. Our tenants are among the poorest in the United States. The gross income of most of our tenants ranges between $7,000 to $8,500 annually.
